Hotel & Lodging Development
Our site-specific market feasibility studies identify the market support potential to develop a hotel/lodging development. Each market is physically visited by a Danter and Associate analyst and each feasibility study includes a field survey of all existing and proposed hotel/lodging facilities. In addition, our studies address room/suite mix, room/facility amenities, single- and double-occupancy room rates, projected occupancy, and projected market penetration.
Our studies also include marketing positioning and strategies to determine how best to position the subject site within the context of the strengths and weaknesses of the existing market. Also included in our reports are a qualitative analysis to identify potential for replacement support, and a competitive analysis to determine pricing and perception of value in the market. Additionally, our studies will identify hotel/lodging demand from the three major support components: commercial travelers, leisure, and meeting/group. Our studies will also include a “void” analysis to determine what flags may be missing or underserved in the market.
Over the past 35 years, Danter and Associates has conducted nearly 1,000 Hotel/lodging development studies in 25 states. Market studies have been completed in downtowns, suburban areas and along interstates, as well as resorts and destination markets and for all types of products such as luxury, upscale, midscale, and economy classifications.
